Condensing Combination or Combi Boilers

What is a combination boiler?

This is the best-selling and most popular gas boiler in the UK, now found in around 70% of homes for gas central heating in Britain every year. A condensing combination or 'condensing combi' boiler provides instant heat for your radiators and domestic hot water on demand.

A condensing combi boiler is both a high-efficiency water heater and a central heating gas boiler, combined (hence the name) within one compact unit. Therefore, no separate hot water cylinder is required, offering space saving within the property.

System Boilers

What is a system boiler?

A system boiler is just like an open-vent gas boiler, it works on the same principle of stored hot water. However, many of the major individual components of the heating and hot water system are built into a system boiler, which means that installation is quicker, neater, easier and more efficient.

Secondly, the hot water is pumped from the system boiler through the heating system to the radiators and hot water cylinder, resulting in a fast response and more economical running costs. The system boiler removes the need for a feed and expansion cistern.

It is the ideal choice for the modern family home which needs every inch of space for storage and has a high demand for hot water, no need for water tanks in the loft as with an open vent gas boiler.

Regular Boilers

What is a Regular boiler?

Regular gas boilers or known as ‘Open Vent Gas Boilers’ are the heart of most old-fashioned heating systems. They provide heat for radiators directly and produce hot water which is stored in a separate hot water cylinder. The cold water is normally supplied by a cold water cistern, usually in the loft above the boiler (gravity feed) and there is also a separate expansion cistern.

These arrangements take up much more space than a combi boiler system, but because there is a large tank of stored hot water you can use several taps at once. This makes this type of system more suitable for larger houses with two or more bathrooms.

Unless a hot water cylinder is very well insulated it usually loses heat into its surroundings, thereby wasting energy. And the amount of hot water you can use is limited by the size of your cylinder.

For instance you might run a bath, and then need to wait for the boiler to heat up the water in the cylinder again before you can run another.

If you're looking to do a full system overhaul most people opt to remove the tanks from the loft and turn their open vent system into a sealed system.

What is a programmer?

A boiler programmer allows you to set different times for heating and/or hot water.

What is the difference between timers and programmers?

A timer operates your heating system at the same times every day whereas a programmer allows different heating times for different days of the week to suit your lifestyle.

What is a room thermostat?

A room thermostat enables you to set the target temperature for a room.  Room thermostats are usually best positioned in the hall or landing. They should be sited away from direct sunlight and clear of curtains and furniture.

What is a programmable room thermostat?

A programmable room thermostat enables you to set different room temperatures for different times of the day and night.

When set up correctly, a programmable room thermostat prevents the system from having to heat the house from a ‘cold start’. The control always maintains a temperature within the property and this ensures that the boiler is only ever ‘topping up’ the temperature in the home. As a guideline, target temperatures should be set at 21 C for comfort temperature and 15 C for economy temperature.

What is a thermostatic radiator valve (TRV)?

TRVs allow you to control the temperature of each room individually, thus helping to improve comfort in your home as well as saving money and energy. Most radiators will be fitted with these. Ideally, TRVs should be well exposed and not obstructed by curtains or blocked by furniture.

Why Does My Central Heating Need a Powerflush?

Modern energy efficient Gas boilers have much smaller components then traditional Gas boiler designs (passageway diameter in boiler heat exchangers used to be up to 1cm and can now be 1mm). Under the Gas Safety (Installation and Use) Regulations 1998, landlords have a legal responsibility to:

Landlords who don’t meet the requirements of The Gas Safety (Installation and Use) Regulations 1998 can face prosecution and heavy fines. In a recent case where two people died, the landlord was fined £350,000. Tenants can also face legal action against them.

If you rent out a property there are a number of legal obligations that you must meet. Failure to comply can result in heavy penalties, so make sure that you keep up to date with current requirements.

Maintain all gas appliances

It is the duty of landlords to ensure that all the gas appliances and flues they provide for tenants' use are maintained in a safe condition at all times.

Enlist approved professionals

Landlords are required to ensure any tradesman who carries out gas repairs or maintenance on any gas installation is a Gas Safe Register approved professional.

Arrange an annual safety check

Landlords must obtain an annual CP12 service proving safety compliance for each property. Upon completion of a successful safety check the engineer will issue the landlord with a CP12 Certificate.

Provide CP12 certificate to tenant

Landlords must provide their tenants with a copy of the CP12 certificate within 28 days of the check being completed, and to any new tenant before they move in.

Keep proper records

A copy of the CP12 Certificate must be kept by the landlord for two years.
